Special remind: International students who live off-campus should complete the Accommodation Registration Form  in the local police station within 24 hours after his or her arrival. If the passport details, visa details or residence address are changed, students should renew his or her Accommodation Registration Form in the local police station within 24 hours, and register at the international student center (ISC).

1.Read items in the contract carefully before signing any contract, if you are not clear enough about the contract please do not sign it, or it means you have accepted all the provisions in the contract.

2.Rent contracts should normally be in Chinese and English. If the contract only in Chinese version and you cannot understand the provisions in the contract you can consult our office for that, please do not sign any contract without fully understanding the contract lest being cheated.

3.If you have any doubt about the housing agency, please consult with the ISC. Do not pay anything to the agency before signing the contract and do not believe in any oral promises in housing agency.

4.After signing the contract and completing the payment, you must remember asking for formal invoice from housing agency.

5.Before you begin, you should consider the following factors, they will help you make an informed decision and eliminate troubles later.

（1）Don’t be pressured into signing your lease too early. A lease is a binding legal agreement that cannot be broken.

（2）Most off-campus leases are for a 12-month period.

（3）Deposit is usual for one-month rent and no more than two months.

（4）Before you sign the lease, remember to do a comprehensive house inspection, nothing damaged or missing items, you will negotiate with the land lord to make these repairs or replacements as a part of the lease agreement. It will also protect you from being charged for these damages when you move out. Use our handy inventory checklist.

（5）Living off-campus means that you should be responsible for utilities, cables and internet.

6.Scrutinize carefully before signing:

（1）Monthly payment and the deadline for rent

（2）Deadline of the lease

（3）Deposit for the housing damage

（4）Service and equipment involved in the rent

（5）Payment for the property management

（6）Pet limitation

（7）The number of people in the apartment

（8）Students should see the house with the agencies or friends and make sure the condition around the apartment. If students share the house with others, they need ask the others’ learning habit and the obligations and responsibilities they should assume. Meantime, they should check the house patterns and facilities.

（9）Besides, you must obey the following points:

I. Know the land lord well.

II. Check the certificate property right

III. Check furniture and fill in the list

IV. Sign the house leasing contract

V. Fees including water, electricity, coal gas, cable television, phone, net, property management, cleaning and invoice. Make sure the responsibilities for charge side when signing.

7.Be obedient to the local laws and social morals, respect the Chinese traditional habits and assume relevant legal obligations.

8.During the off-campus living, students mustn’t be engaged in illegal activities in the house.

9.During the off-campus living, students should be under the supervision of the local police and relevant management department.

10.The off campus places are out of school department’s supervision so that students should pay more attention to the self and property safety, and the college doesn’t assume any social responsibilities for them.

11.Students should sign a legal contract. If they have any problems, please ask the local police and relevant administration department for help.

12.Students living off-campus should give the ISC their personal contact information.

13.Students living off-campus should have a harmonious relationship with neighbors and should avoid assembling for alcohol and make noise after 11 o’clock at night. And turn down the music in case of influencing other people. Don’t litter the rubbish randomly especially throwing the glass bottles from high floors.

14.Students should be strict with themselves and not gather a crowd to engage narcotic drugs such as heroin and marijuana.

15.Before leaving the home, students should check the coal gas, current, doors, water devices and electricity switches.
